Trash & Recycling Reminders


Trash is collected on Tuesdays and Fridays while recycling is collected on Thursdays.  All containers for the storage of trash and refuse, shall be vermin-proof and waterproof, and shall be equipped with tight-fitting lids at all times.

Please do not place trash bags on the ground as they are subject to being torn into by animals, resulting in unsightly trash throughout the community.  Trash and recycling containers may not be placed outside for pick-up earlier than 7:00 p.m. on the night before pick-up day.  Trash and recycling containers must be returned to the homeowner’s property no later than the night of each pick-up day and must be stored out of sight.

This news flash just in: The end of the Quince Orchard wall remediation project is finally in sight!

The structural work will be complete within a few weeks and the last step will be to landscape the area between the walls. How close is that step? Well, Community Landscape Services (CLS), the Kentlands Citizens Assembly’s landscaping contractor, presented a conceptual design for the work to the Environmental Management Committee at its regular meeting on August 9th.

Bathroom drywall woes prove costly for residents


Despite the numerous ways our homes reflect a standard of quality, the original drywall used in the bathrooms of many neighborhood homes is not waterproof and can turn homeowners into home-moaners. Some community residents have already needed to address the issue. For others, a raised awareness of the potential problem could provide valuable time to better prepare for costly and necessary repairs, hopefully before the drywall problem escalates into extended water damage first to subflooring and then to ceilings below.

Halloween!


Halloween is upon us once again. Here in Kentlands that means there will be some great decorations, parties in the mews, and a LOT of kids in the streets. To quote somebody, possibly Rob Garretson, “keep calm and party on!”

To quote somebody, definately Sergeant Phil Esterhaus, “Hey, let’s be careful out there!”

Being careful starts with slowing down a bit, watching the road ahead with extra attention, and checking the nearby walks. Stop at the stop signs. The little ones tend to get overexcited when they encounter a “full tilt Kentlands Halloween” and may not be following orders, like “wait for me!” very effectively.

9th Annual Kentlands Day set for May 6, rain or shine


Kentlands businesses, local schools and camps, veterans groups, realtors, restaurants, health services and others plan to showcase their services through booths and demonstrations at the 9th Annual Kentlands Day, scheduled for Saturday May 6 from 10 a.m. to 3 p.m., rain or shine.

The annual event features a day of activities including a parade, music, a classic car display, food concessions, amusement park rides and the various booths and displays setup for attendees to learn about the businesses and area service organizations in and around the Kentlands community. Kentlands Day takes place on the east side of the Kentlands Market Square downtown business district in the parking areas bounded by Kentlands Boulevard, the U.S. Post Office, Potomac Village Deli, and the former Persiano Gallery.

KIMCO Provides Early Insights into the Market Square Plan


The new owner of Kentlands Market Square, KIMCO, plans a multi-year revitalization of the commercial district with an emphasis on increased density, updated facades, better pedestrian access and improved signage, lighting and landscaping, a company official told a gathering of residents at the Kentlands Stadium 10 movie theater on Monday.

KIMCO, one of the largest publicly traded owners and operators of open-air shopping centers in the country, purchased Kentlands Market Square last August and hosted the community forum to introduce itself and share preliminary plans for revitalizing the Market Square section of our downtown area. Caren Garfield, KIMCO’s Director of Development, led the presentation.

Congratulations to High School Graduates 2017!


For our annual graduation feature, the Town Crier solicited interviews, bios and photographs from any and all graduating high school seniors in the Kentlands. Over the past several weeks we were able to interview six graduates and received resumes and/or photos from the parents of several others. This is just a sample of the community’s graduating seniors, but these students have clearly worked very hard and accomplished much already. We congratulate all of Kentlands’ graduating seniors and wish them a great summer and much success in the future!

Retail study supports limited redevelopment in Kentlands


In the Kentlands area there is existing demand for up to 214,250 square feet of new retail and restaurant development producing up to $65 million in sales, and by 2022 this demand will likely generate up to $69 million in gross sales, according to a preliminary retail study commissioned by the KCA and conducted by Gibbs Planning Group, a leading urban retail consultancy.

“This new retail demand could be absorbed by existing businesses and/or with the opening of 55 to 70 new stores and restaurants,” according to the Gibbs report. “If constructed as a new shopping center, the development … could include 6-7 limited-service eating places, 7-8 stores carrying department store merchandise, 3-4 full-service restaurants, 7-8 apparel stores, 1-2 special food services stores, 1-2 new home furnishings stores and specialty food stores and an assortment of other retail and restaurant offerings.”

Change is coming to our neighborhood


The “always challenged” site that was once home to an Upton’s department store parking lot and Boston Market (and Hunter Green and Famous Dave’s and …) is on a path to become an apartment complex. B. F. Saul is planning the first phase of the Kentlands Square redevelopment as a city block of “taller” (up to 12 stories) mixed-use buildings that will replace Kmart and the parking lot in front of it. Kimco purchased the Market Square property from the Beatty Management Company and intends to revitalize it with new traffic patterns, a vastly different movie theater, and infill development.

KDWG Update: Work to begin soon on Kentlands Market Square


The City of Gaithersburg Planning Commission approved the Amendment to Kimco Realty’s Final Site Plan for the renovation of Kentlands Market Square on Dec. 6. The approved renovations include updates to the theater to accommodate the new Cinépolis Luxury Cinemas, creating a pedestrian walkway or “paseo” from the current Persiano Gallery through the building to Market Street, and upgraded facades with natural materials and more transparency.

Joys of Kentlands: the Main Street Farmers’ and Artists’ Market


One of the many things that makes Kentlands just a bit different, and more than a bit special, is our weekly Farmers’ and Artists’ Market. The Market is open from 9 AM to 2 PM every Saturday, all year ’round and rain or shine. It makes the City of Gaithersburg park that includes Pavilion and grounds at the intersection of Main Street, Midtown Road, and Hart Road something special by bringing their produce and products to us.

KCA investigates possibility of a dog park


In February, the Kentlands Citizens Assembly (KCA) Board of Trustees unanimously approved a memorandum I forwarded to the Board to investigate the possibility of a dog park near the Kentlands.

There has been a growing interest among Kentlands, and Lakelands, residents about a dog park, including requests made to the KCA Board and a continued conversation on Nextdoor over the past two years. Residents have commented, “Has anyone in the Kentlands tried to get a dog park play area,” and “I would love something fenced where my dog could play with other dogs that I could walk to,” and recently from Lakelands to the KCA Board, “Several people would like to explore a dog park in the Lakelands or Kentlands and we would appreciate your input on how we can make this a reality.”

Last month we introduced you to the players and plans for the Kentlands redevelopment. Every month we’ll share the latest updates as we inch closer towards a vibrant downtown we can all enjoy. Here’s the latest:

Market Square redevelopment work pending; signage proposal is approved by Planning Commission.

What’s the scoop on Market Square? Work on the Cinepolis movie theater and building out the paseo is pending. Demolition and permit requests are under review by the city.

Here comes the 25th Annual Kentlands/Lakelands 5K and Fun Run


Where were you on September 3, 1994? Did you run in the 1st Kentlands 5K, or do you know anyone who did? Have you or anyone you know run in all 24 races and plan to run in the upcoming 25th Anniversary Kentlands/Lakelands 5K on September 1?

This annual 5K has come a long way for a race that began as part of the day to close the Kentlands pool at the end of the summer. It has grown into a tremendous community-building event – extended into the Lakelands to become the Kentlands/Lakelands 5K – attracting more than 1100 runners every year staged by more than 100 volunteers.  To commemorate the 25th anniversary of the race, the committee would like to recognize anyone has run every single race each and every year and/or people who have run the race 20 or more times. If anyone knows of these special runners, please let me know.

Town Crier Print Edition


The Kentlands Town Crier is the print newspaper delivered monthly to residents upon request throughout the Kentlands community.

The Crier is primarily designed to distribute the information needed by residents on the topics and issues that impact each of us as members of the Kentlands Citizens Assembly.  The paper is a monthly compilation of highlights of the information published on this website, and serves as a primary means of conveying important information to Kentlands residents and titleholders by the KCA homeowners association.

Kentlands Citizens Assembly (KCA)


The Kentlands Citizens Assembly, Inc., (KCA) is the homeowners association for Kentlands and the primary governing body responsible for carrying out the provisions of the Community Charter. The Assembly is comprised of all Titleholders and Citizens of Kentlands. The primary purpose of the KCA is to maintain and operate certain common properties — like the Clubhouse, pools, tennis courts and our alleyways and mews — and to carry out the responsibilities established for the Assembly in set forth in the Community Charter, the Bylaws & Articles of Incorporation, and Declarations of Annexation (collectively known as the Founding Documents).
